Commercial Property Management Berlin
Commercial property management. By the lease, not by template.
Commercial and technical management of office, retail, logistics, food-service and mixed-use properties from 500 m², in Berlin, Brandenburg and throughout Germany.
For these property types.
Commercial leases are individually negotiated. Every unit has its own deadlines, clauses and technical obligations. Our management is geared to this.
Office and administration buildings
Multi-tenant and single-tenant buildings, lease management and technical operation from a single source.
Retail and commercial buildings
Shop units, commercial buildings and inner-city locations with active re-letting.
Logistics, warehouses and commercial land
Warehouses, storage and logistics space and commercial plots, including operator obligations.
Restaurants and food service
Food-service premises with their particular requirements for building services, fire protection and the lease.
Mixed-use
Residential, commercial, food service and parking in one property, accounted for separately.
Commercial services
What commercial property management is about.
In commercial property, details often decide the return: an index adjustment not claimed, an amendment that fails the written-form requirement, a missed inspection deadline.
Lease management
Terms, options, notice periods, special termination rights and amendments recorded and monitored for every lease. We draw up amendments so that the written-form requirement is preserved.
Amendments to commercial leases (German)Index-linked rent and value protection
Value-protection clauses recorded with index, base year and threshold. We track the development and prepare the adjustment letters in good time so that no adjustment is lost.
Index-linked rent in commercial leases (German)Commercial service-charge statements
We bill what the lease agrees as recoverable, with traceable allocation keys and auditable receipts. Advance payments are adjusted on an ongoing basis.
Service charges in commercial property (German)VAT option
For units where the VAT option (Umsatzsteuer-Option) has been exercised, we check the requirements per tenant, keep the evidence and show VAT correctly in rent due, statements and property accounts. The tax assessment remains with your tax adviser.
VAT option in commercial leases (German)Operator obligations and public safety
Inspection deadlines for lifts, fire protection, drinking water and heating in the calendar, maintenance contracts tendered and monitored, inspections with protocol and documentation that holds up when it matters.
Operator obligations in commercial property (German)Vacancy and letting management
Commercial leasing for offices, retail, food service and warehouses: space concept, brochure, listings and viewings, credit check and lease based on agreed templates.
Retail and logistics space 2026 (German)Reporting
Rent due, rent received and arrears, vacancies, expiring leases and options, maintenance and budget in a target-actual comparison. Per property or for the portfolio, at the frequency you choose.

Frequently asked questions
From what size do you take on commercial properties?
From 500 m² of commercial space per property. For mixed-use properties and portfolios of residential and commercial units we clarify in the first conversation whether we are the right manager.
Which commercial properties do you manage?
Office and administration buildings, retail units and commercial buildings, logistics space, warehouses and commercial land, food-service premises and mixed-use properties with residential, commercial and parking.
Do you take on commercial and technical management together?
Yes. Lease management, property accounting, service-charge statements and receivables management run together with maintenance, operator obligations and the management of service providers. On request we also let vacant space.
How do you handle index-linked rents?
We record every value-protection clause with index, base and threshold, track the index and prepare the adjustment as soon as the requirements are met. More in our article Indexmiete im Gewerbe (in German).
What does commercial property management cost?
You receive an individual quote based on the portfolio, the workload and the scope of services. We do not quote flat rates, because the number of tenants, the lease structure, the building services and the reporting you require determine the workload.
How does the takeover from the previous manager work?
We review the existing management contract and its deadlines, request the records and take over on a fixed date. For commercial properties this includes the complete file of lease amendments, the evidence for the VAT option and the indexation history. We describe the process at Switching property managers.
