Frequently asked questions
From what portfolio size do you take over the management?
We offer property management, asset management and family office services for residential portfolios from 100 units, also spread over several buildings and locations, and for commercial properties from 1,500 m² of commercial space. We also manage individual multi-family buildings and smaller holdings from 20 units, see property management for multi-family buildings.
Which types of property do you manage?
Residential portfolios, office and administrative buildings, retail space and commercial buildings, logistics space, warehouses and commercial land as well as mixed-use buildings with residential, commercial, restaurant and parking units. More on the page Gewerbeverwaltung (commercial property management, in German). We also manage condominium owners’ associations (WEG), see WEG-Verwaltung (in German).
How does a change of manager work and how long does it take?
After the first consultation, the review and the quote, we take over on a fixed date and inform tenants and service providers. When a change is possible is determined by the current management contract. For a single property 90 days are often sufficient; for portfolios from 100 units, plan for four to six months. The process in detail is described at Hausverwaltung wechseln (in German).
What does the management cost?
You receive an individual quote. The fee depends on the portfolio, the workload and the scope of services, for example the type of property, the number of units, the condition of the records and the reporting you require. We therefore do not quote flat rates. The quote describes the scope of services clearly. More at Was kostet eine Hausverwaltung? (in German).
Which documents do you need for the takeover?
For the quote, a list of properties with units and floor areas, a current tenant list and the existing management contract are sufficient. For the takeover we need the leases with amendments, the rent accounts with open items as of the takeover date, proof of deposits, the service-charge statements of recent years with receipts, service, utility and insurance contracts, inspection reports and maintenance logs as well as building files, floor plans and area calculations.
